Local Home Buyers See Some Relief

In welcome news for buyers, local home prices drifted downward over the last few months. The average sale price for homes in Montgomery County peaked at $461,255 in June and by October had fallen to $409,903—still higher than last October’s average of $399,927.

Chester and Bucks Counties have followed a similar trend. In Chester County, the average home price fell from $523,940 in June to $497,052 in October, and the average in Bucks County declined from $499,785 to $462,380 during the same time. As with Montgomery County, average prices in Chester and Bucks Counties were still higher this October than last October.

Average Prices in Local School Districts

Home prices can vary considerably within each county and among individual school districts. Here are the average sale prices for several area school districts as of October 2021:

Perkiomen Valley   $399,759
Central Bucks     $462,380
