Spotlight on Lower Gwynedd

Known for its beautiful homes set amid lovely surroundings, Lower Gwynedd Township is located just north of Ambler and south of Lansdale in Montgomery County. Residents of this affluent suburb enjoy good schools and can choose from among a wide variety of shops and restaurants in Springhouse, Ambler, and historic Chestnut Hill.

Lower Gwynedd Township is part of the Wissahickon School District. US News and World Report has rated Wissahickon High School as #8 among 754 high schools in Pennsylvania for 2020. The township is also home to Gwynedd Friends School, Gwynedd Mercy Academy, and Gwynedd Mercy College.

Average housing prices in Lower Gwynedd are some of the highest in Montgomery County. During the first four months of 2020, the average sold price in Lower Gwynedd Township was $706,104. For single homes, the average sold price was $840,143, and for townhouses, it was $392,222. Not all homes in Lower Gwynedd have a Lower Gwynedd mailing address. Many have an Ambler address, and some have a North Wales, Springhouse, or Blue Bell address.

Lower Gwynedd offers easy accessibility to several train stations on the SEPTA commuter line serving communities from Philadelphia to Doylestown. The small Gwynedd Valley and Penllyn stations are located within the township, and the larger Ambler and Fort Washington stations are close by. The township is also convenient to Routes 73, 63, 202, and 309 and is just a short drive to the Virginia Drive and Fort Washington interchanges of the PA Turnpike.

Commuting to Philadelphia by train is convenient with SEPTA’s express service from Fort Washington. Lower Gwynedd is also within commuting distance to the large pharmaceutical sites in Collegeville and West Point (near Lansdale), as well as to businesses in Fort Washington, Blue Bell, Horsham, Plymouth Meeting, King of Prussia, Radnor, and Malvern.
