Empty nesters often find themselves with rooms they no
longer use, especially second-floor bedrooms, and property they no longer want
to care for. Many are selling their homes and opting for a different type of
floor plan with more space on the first floor—the kind available in
55+ communities.
What Buyers Are Looking For
Among the most important features buyers of 55+ homes are looking
for are a spacious first-floor master bedroom and a large master bath with a walk-in
shower. Many would also like a first-floor office, and most prefer newer homes
or homes that have been recently updated. Few are looking to take on major projects like
a kitchen renovation, and those who can are generally willing to pay more
rather than handle such projects themselves.
For many 55+ home buyers, an attached garage is essential—preferably
a two-car garage. Other sought-after features are snow removal on driveways and
walkways, an on-site walking trail, pool, and fitness center, and close proximity
to shopping and medical facilities.
Though numerous 55+ communities have been built recently, inventory
in our area is currently low. Sellers of updated 55+ homes that are priced in
line with comparable sales can expect to do well. At least for now, there is no
lack of buyers interested in taking advantage of the lifestyle 55+ communities
offer.
