At the beginning of this year, the
average number of days it took to sell a house in Montgomery County was 31. By July, the average had fallen to 18. See the graph above for Montgomery County (courtesy
of BrightMLS). Quick sales have been driven by low housing inventory and continued
strong demand from buyers.
Bucks and Chester Counties have seen a
similar decline in the number of days required to sell. In July, the average in Chester County was 15
days, and in Bucks County, it was just 13.
Updated homes continue to see the strongest
demand, with many attracting multiple offers and selling in just a few days. In
a continuing trend, many buyers are willing to pay a premium for homes that
have already been renovated.
Average Sale Prices
As the number of days to sell has
fallen, sale prices have risen. Here are
the average sale prices as of July 2021 for three local counties:
Montgomery County $458,293
Bucks County $483,580
Chester County $509,571
